April Monthly Radar

[Note from editor: We publish a Weekly Radar for Geek Estate Mastermind members with a range of curated links and analysis/commentary that comes out every Friday morning along with member news to peruse. This is a summary for the month of April.]

Mastermind Summary

April was full of events. I spent three weeks on the East Coast, and produced the first Geek Estate Mastermind Soirée in New York City hosted at MetaProp’s new office space, PropTech Place. There, 30 attendees discussed the future of the industry while making new connections. Thank you to MetaProp for the use of their space.

Additionally, I attended CREtech Future in Boston, organized two group lunches in NYC, and Zillow Group hosted our monthly lunch in Seattle.

Meet the Real Estate Tech Founder: Karen Abram from dashCMA

In our latest real estate tech entrepreneur interview, we’re speaking with Karen Abram from dashCMA.

Without further ado…

Who are you and what do you do?

In short, I help bring perspective to the pricing conversation. dashCMA is a modern pricing tool for the modern real estate agent. Simply put, dashCMA equips the agent with a modern pricing perspective that their competition isn’t showing helping them win more listings, win more accepted offers but more importantly, win their client’s trust.

I started my career as a “data storyteller” working as a Sports Stringer for the Los Angeles Daily News. My passion for bringing a narrative to analytics carried over to a successful 15+ year career in the Advertising industry. Working for several of the world’s leading advertising agencies, I developed analytical models for some of the most recognized brands, including Sony Electronics, Nissan, Universal and Lionsgate. This background helped immensely when I became a Real Estate Agent. I was frustrated with the market and comparable analysis tools available. I turned my frustration into action and created dashCMA, a modern, interactive take on the traditional 60+ page CMA presentation.

When I am not simplifying data, I can be found in the sports stands with my husband, Mike, rooting for our son, Dylan, and daughter, Mia.

What problem does your product/service solve?

As an agent myself, I was frustrated with the current pricing tools and CMA tools available. I was frustrated with the timely process of creating and updating them and even more frustrated with the process of presenting what felt like a behemoth of unstructured details in a 60+ page presentation. Instead of flipping from page 4 to 9 to 23 to 44 and losing my client’s attention along the way, I wanted to be able to focus on 1 page that encompassed the multiple perspectives needed for effective pricing. Understanding these pain points firsthand combined with my 15+ year experience building pricing models for Fortune 500 clients was the right balance and motivation needed to get started.

What are you most excited about right now?

I’m not a morning person, but have become one. Here’s why. We launched April 3rd. The first couple days, no one used the tool. I panicked and thought, “Great. I just spent the last couple years building a tool that only I like.” On the 3rd day, a few agents started using it. Then a few more. Then a few offices bought in for their agents and it kept rolling from there. Now, I wake up to emails from agents all around the country asking when their MLS will be added and to testimonials from agents detailing how dashCMA has helped them. It’s the best feeling.

What’s next for you?

More features and more perspective. We launched with our MVP but have a long product roadmap that we’re excited to start unraveling and rolling out. I am excited to be at Inman Connect in start-up alley and to speak on the “New Kids on the Block” panel.

What’s a cause you’re passionate about and why?

Public education. The Los Angeles Unified School District (LAUSD) strike hit close to home for me. My son started Kindergarten this year and I’m getting a firsthand look at how drastically different the public school experience has changed since I was a child. Building a foundational love for learning and helping the next generation feel empowered is very important to me.

Give Your Apartment a Minimalist Makeover by Decluttering

Give Your Apartment a Minimalist Makeover by Decluttering

When you begin decluttering your home, it can be difficult to decide what to part with and you can find yourself overwhelmed or intimidated by the task. Fret not, we have a few tips to help you get started.

Everything Needs a Home

The idea behind the minimalist home is that everything has a use and a place. If you cannot find a good spot for an item, and there is no way it can be easily tucked away when you are not using it, then you should consider getting rid of it.

The Basics

Smart technology can greatly improve home security, but before revealing how the “Internet of Things” makes its way into rentals, we’ll cover a few of the basics of home security that we all should be doing (but many of us fail to do).

House or Apartment: What Should You Rent?

House or Apartment: What Should You Rent?

While searching for your perfect home, you imagine the ideal lifestyle you want to live in. For some people, it’ll be a quiet home, with a pretty garden out in the back and plenty of space for your dog to roam free. For others, it’ll be a modern apartment, with an indoor pool on the lower levels, located a few steps away from public transit.

You may think you already know what kind of home you want to live in, but don’t close off your options before considering these factors:

Lifestyle

Remember that whether or not you would enjoy living in a single family house for rent or a rental apartment is in relation to your ideal lifestyle.

Green Living: Top States Where It’s Easiest to Adopt a Sustainable Lifestyle (Infographic)

When deciding to go green, many people start to realize the scarce number of sustainable alternatives available for such a lifestyle. Yet with climate change and environmental problems catching the public eye so often, we see an overall encouragement for green practices, at both micro and macro levels. A large part of anyone’s carbon footprint comes from the buildings in which they live and work, but also from the daily commute. The challenge is to find a place where you have multiple options for integrating green living into these areas.

Making Your Apartment a Home: Find Well-Being by Tidying-Up

Making Your Apartment a Home: Find Well-Being by Tidying-Up

Cleaning out the mess accumulated over time, often filled with long-forgotten treasures, can positively impact our life, becoming an investment in ourselves rather than something we must do. With millennials falling into the trend of minimalism, organizing has become a practical necessity for the small sized homes. While organizing our home has always felt like a chore, it is now becoming an act towards well-being, thanks to our favorite new cleaning gurus:

Marie Kondo, with her book “The Life-Changing Magic of Tidying Up”, has started a movement that many people have been taking a part in.
