Who is best positioned to profit once the dust has settled and the home OS concept I wrote about last week becomes mainstream? Who will have the biggest impact on getting the home OS concept adopted into properties across the country?
My answer to both: landlord tech platforms.
Greg Fischer wrote about document management, and forms. Five years after Docusign acquired Cartavi and three years after Zillow acquired dotloop – transaction management is still a one-sided evolution, much like its always been. Is “Typeforms for real estate” enough? Or do we need more transformative progress underneath?

Backyard cottages, which some call “granny pods” (who knew?) are gaining steam in rapidly appreciating markets like Seattle. Here’s the story of baby boomers who sold their West Seattle home and now live in their children’s backyard. I don’t know about you, but I think the multi-generational compound idea is compelling (under the right family circumstances, of course). Don’t want to go for a full backyard compound? You can always go with a modern reading retreat. -DM
FACEBOOK LIKES RENTAL ADS
Facebook started taking rentals listings from Rental Beast, adding up to what seems to be a comprehensive set of ads in addition to the listings it gets from Zumper and ApartmentList already. I deactivated a few months ago, so I can’t comment on the usability or status of Facebook’s rentals search features, but it seems like it’d generate valuable information for a company that’s had to roll back its more aggressive pursuits for real estate transaction data in the past. It’s not like we ever expected Craigslist to become an arbiter of fair housing, but at least they weren’t blatantly retargeting against your user profile and browsing history, let alone using it to qualify you. What makes everyone so sure it’s worth trusting Facebook with this experience? Do they have a real estate data feeds team that validates listings and monitors for scams and abuse? In a segment of the real estate industry less regulated than others, it’s not clear if consumers should trust their social credit to landlords when privacy is so scarce. -GF
